West Orange buyers kept moving even with higher borrowing costs
If you've been watching mortgage headlines, the national picture looks choppy. Housing Wire reported that mortgage applications fell 4.2% during the week ending October 2 as borrowing costs rose. That's a real number, and it matters. But it didn't stop West Orange buyers from showing up.

Homes sold faster, and more of them sold over asking

Homes listed intentionally below expected value often draw multiple offers. That's a common local strategy, and it shows in the numbers. Housing Wire also reported that the 10-year Treasury yield held at 5.35% last week, which helped prevent rates from climbing further. That's one reason borrowing costs didn't spike more sharply.

One honest tradeoff to name
The share of homes that went under contract within two weeks of listing was 32.6% in the three months ending August 31, 2026.
