Millburn moved faster even as fewer homes came to market

If you own a home in Millburn and you have been watching rates rise, here is what the local numbers actually show. The Real Estate Data Aggregator counted 26 new listings in ZIP 07041 for the three months ending July 31, 2026. That is down 23.5% from the same stretch a year ago. Fewer choices for buyers did not slow things down. It sped them up.

Days on market measures how long a home sits between its first listing day and a signed contract. The Real Estate Data Aggregator put that figure at 12 days for Millburn, 3 days shorter than a year ago. That matters because Housing Wire reported U.S. mortgage rates climbed to nearly 7.3% as of October 2, 2026. Higher rates usually slow buyer demand. In Millburn, they have not.

One reason: supply stayed thin. The Real Estate Data Aggregator counted only 20 homes for sale during the period, up just 11.1% from a year ago. With 2.8 months of supply, there were not enough homes to give buyers much room to wait.

What 106.9% sale-to-list actually means here

A sale-to-list ratio over 100% can look alarming if you are a buyer. It is not a sign of overpaying. In Millburn, many sellers list intentionally below expected value to draw competing offers. The Real Estate Data Aggregator found that 77.3% of homes in ZIP 07041 sold above list price during the period. That share rose 15.5 points from a year ago. So even as the total number of sales fell, the homes that did sell were drawing strong offers.

Speed is real, but it is not universal

The 12-day median is an honest number, but it blends two very different stories. The Real Estate Data Aggregator shows 42.9% of Millburn homes went under contract within two weeks of listing. That is nearly half. The other half took longer. A well-priced, well-prepared home moves. One that is not can sit for months and pull the average up.

The national backdrop

Context helps. Housing Wire reported that U.S. mortgage rates climbed from roughly 6.5% in July to nearly 7.3% as of October 2, 2026. The National Association of Home Builders put the 30-year fixed rate at 7.03% as of September 24, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the previous month in July, seasonally adjusted. Nationally, the picture is mixed. Locally, Millburn's median sale price rose 13.3% year over year, according to the Real Estate Data Aggregator.

ATTOM reported that 51.6% of mortgaged residential properties in New Jersey were equity-rich in Q2 2026. That compares with 41.1% nationally. More equity means more options, whether you are thinking about selling or staying put.
